Make beach access a real test

“Near the beach” needs a destination. A short line on a map does not tell you where you can park, whether you can walk safely, or how long the drive takes at the time you normally go. Pick the beach entrance you expect to use and test the route from each finalist. If walking to the beach is essential, keep that requirement separate from being willing to drive there on weekends.

Treat Golden Gate Estates as its own search

Do not combine Golden Gate City and Golden Gate Estates into one interchangeable choice. The county describes the Estates' residential planning context as low-density and semi-rural. For a buyer prioritizing land, examine lot shape, usable space and the permitted use of that space. For a buyer prioritizing frequent beach trips, compare the actual route before deciding the extra land is worth it.

Set a comfortable monthly cost

Compare the payment alongside insurance quotes, an estimate of your property taxes, association or district charges, and maintenance. The previous owner's tax bill is historical evidence, not your promised bill: assessed values and exemptions depend on ownership and eligibility. A purchase-price ceiling should not automatically become your target price.
