Beach days are the draw. The right building, its costs and its rules decide whether the home works for you.
Why put Pelican Bay on your shortlist?
Consider it when you want beach access to be part of your ordinary week, with dining and recreation close to that routine. The Foundation describes nearly three miles of beach with attendants, loungers and umbrellas, plus beachfront dining, fitness and racquet facilities. The value for you depends on how often you would use them.
- On a showing day, try the actual route from the home to the beach access point. Include parking, carrying your things and the return trip.
- Compare the view from inside the rooms you will use, not only the balcony photo. Floor, orientation, landscaping and neighboring buildings can change the experience.
- If your priority is a large private yard, minimal shared fees or maximum freedom to rent, compare other Naples options before committing to this amenity model.

What does the market snapshot tell you?
Zillow’s Pelican Bay neighborhood report, with data through August 31, 2026, shows the figures below. The typical-value index is an estimate across the provider’s market area. It is not the price of a specific condo or a median of closed sales.
- Compare homes within the same building or closely comparable associations before using a neighborhood-wide number to judge a price.
- A lower asking price can come with higher recurring dues or planned work. Put those costs beside the purchase price.
- Ask for recent comparable sales, active competition and current concessions when you have an address. This dated snapshot cannot tell you what to offer today.

Choose the home type, then the association
Pelican Bay includes detached homes and condominium buildings within separate associations. Start with the ownership responsibilities you want, then compare the specific building and unit.

Budget for the October 2026 resale fee change
The Foundation says its Capital Resale Assessment rises from $10,000 to $15,000 for fee-eligible transfers recorded in Collier County on or after October 1, 2026. The recording date controls, rather than the contract date. It also announces automatic 3.5% annual increases beginning October 1, 2027. Confirm any exemption and the amount for your transfer with the Foundation and closing agent.
- Obtain a current Foundation estoppel and the specific association’s estoppel, approved budget and assessment notices. Avoid counting the same charge twice if it is collected through the condo association.
- Separate one-time closing costs from recurring dues, property taxes, insurance, utilities and maintenance.
- Request the upcoming fiscal-year assessment before an October closing. An older FY2026 form is not a verified FY2027 quote.

Rental plans: approval comes before income projections
The lease packet currently linked by the Foundation lists a $500 nonrefundable processing fee and submission at least 30 days before occupancy. It requires the association’s tenant approval, or a lease copy for a single-family residence. The packet limits renter cards to two and transfers amenity privileges to the renter while the owner’s cards are deactivated. Its filename says 2027; confirm which fee applies to your lease before paying.
- Thirty days’ notice is an application lead time. It does not establish a 30-day minimum lease or permission for vacation rentals.
- Before buying, obtain the property’s written minimum stay, maximum leases per year, approval process, waiting periods and guest rules. A community-level application does not answer every building-level question.
- Compare an annual-tenant plan with seasonal use only after the allowed lease periods are confirmed. Use comparable achieved rents for that building and season, then subtract vacancy, management, cleaning, utilities, insurance, dues and repairs.
- If you plan to use the amenities while a tenant occupies the home, resolve the card-transfer rule before choosing your rental calendar.

For a condo, read the building documents before falling for the finishes
DBPR distinguishes a milestone inspection, which addresses structural condition, from a structural integrity reserve study, which addresses funding for major components. A renovated kitchen tells you little about either.
- Request the latest applicable inspection reports, reserve study, approved budget, current financials and recent board minutes.
- Ask which repairs are complete, which are planned, how they are funded, and whether any assessments or association borrowing could affect this unit.
- Have your lender review the actual condominium project early. Get insurance quotes and clarify what the association policy covers versus the policy you need.
- Check the property’s flood information, elevation records where available, storm protection and repair history. Ask qualified professionals about unresolved findings; a community reputation is not a building inspection.

Golf is another membership decision
Club Pelican Bay describes itself as a private, member-owned club with 27 holes and its own membership inquiry process. If golf matters to your purchase, obtain its current membership requirements, availability and full costs directly. Do not treat the Foundation’s resale assessment as a quote for club membership.
What we would compare on a home tour
Bring the asking price and the annual ownership cost onto the same page. Then compare how the home works on an ordinary day.
- The beach route and the amount of time you would actually spend using the shared amenities.
- View, sunlight, noise, storage, parking and accessibility from the exact unit.
- Condition inside the home and the building’s repair and funding picture.
- Written rental terms matched to your intended use, with a conservative budget rather than a promised return.
- One alternative that prioritizes the beach and another that prioritizes space or lower ongoing costs, so the tradeoff is visible.
