Choosing a Naples real estate agent for your home search

A useful agent helps you decide which homes deserve your time—and which details need a closer look before you offer.

Start with the decisions you need help making

A list of homes is easy to collect. The harder part is deciding whether a home fits the way you want to live and the amount you want to spend. Beach access, usable land, association rules, a renovation budget and rental flexibility can pull a search in different directions. Bring those priorities to the first conversation, even if you have not settled on a neighborhood.

  • Separate your comfortable purchase budget from your maximum approval.
  • Choose the features you would not trade away: condition, home type, location, lot or rental use.
  • Bring a few homes you like and explain what attracted you to each.

What to ask an agent before choosing one

Ask for a concrete explanation of the work, rather than a promise to find the perfect house. Who builds the shortlist? What documents will be checked before an offer? How will questions about an association, the roof or rental use be resolved? Ask who handles showings and how you will communicate when a decision is time-sensitive.

  • Ask how comparable sales will be selected and how different condition or location will be explained.
  • Discuss inspection, financing and document-review deadlines before they become urgent.
  • Ask what still needs a specialist: insurance, survey, engineering, tax or legal advice.

Understand the agreement before your first tour

For MLS participants covered by NAR's policy, working with a buyer includes a written agreement before in-person or live virtual tours. Discuss the services, geographic scope, duration, cancellation terms and compensation. Broker compensation is negotiable; do not assume it is fixed or that another party will pay it. Read the actual agreement and resolve questions before signing.
