Start with the location, then the model home

Ave Maria sits at Oil Well and Camp Keais Roads in eastern Collier County. That matters if your daily destinations are on the Naples coast: compare the actual route from the homesite to work, the beach entrance you use, and the places you visit every week. Consider Ave Maria if you want to compare newer homes and organized neighborhood amenities in one trip. If spontaneous beach visits are the main reason for moving, drive that route before treating a larger floor plan as a better deal. This is a practical fit judgment, not a promise about travel times or future values.

What you would actually use

Town Center includes shops and a Publix. The community describes North and South parks and a water park, while certain clubhouses belong to individual neighborhoods. Make your own list of facilities you would use; ask which are included for your address and which need separate access or payment. Amenity directory.

Compare the cost of living in the home

The purchase price is only the first line. Request the master and neighborhood association budgets, district assessment, insurance quote and post-purchase tax estimate. Keep recurring charges separate from one-time closing contributions. A useful first visit

  1. Choose two different home types or neighborhoods, not five nearly identical models.
  2. Photograph the included-feature sheet and ask which model upgrades are not included in the quote.
  3. Drive from each homesite to your regular destinations. Note roads, surrounding construction and the orientation of the lanai.
  4. Take the fee sheet home with the actual plan and lot number. Compare the full package after the sales presentation.

If renting it later matters

Ask for the exact association rental rules before assuming a new home will work as a seasonal or annual rental. Minimum stays, lease frequency, approval process and tenant amenity rights belong in your decision. This guide does not establish rental permission or forecast income.
