Why the floor plan deserves more attention
A den that is useful for remote work may matter more than another formal room. A garage that fits your actual vehicle and storage may beat a larger headline square-footage number. Compare the usable layout, orientation and outdoor space on the lot being offered. Ask which drawings are illustrative and which belong in the contract.
Do not compare square footage without the definition
On the CC Homes plan page, air-conditioned and total square footage are listed separately. Use the same area definition when comparing plans; total area can include spaces that do not function like indoor living space. Its plans also display different lot widths and garage layouts. Membership and maintenance can change the better choice
For Del Webb, confirm the occupancy requirements and any separately priced golf option. For The National, ask whether the specific residence carries golf or social membership and obtain the corresponding dues and transfer conditions. For any attached home, establish what the association maintains and insures versus what you must maintain and insure. An attractive amenity list is not the same as your access agreement.
Questions to ask every builder on the same day
- What complete price applies to this lot and specification today?
- Which upgrades shown in the model are excluded?
- What deposits, cancellation conditions and completion provisions are in the written contract?
- What association, district and one-time costs apply to this exact home?
- What independent inspection access and warranty process are provided?
- If I rent later, where are the actual leasing restrictions and tenant access rules?
What is deliberately not ranked
There is no universal winner here and no builder-quality score. A fair comparison needs an actual offer, inspections, contract/warranty review and the buyer’s priorities. Current incentives, delivery dates and remaining inventory have not been independently confirmed. The National’s community page still uses future-amenity wording, so this guide does not treat every advertised amenity as open.
