Bring the comparison down to one home
At Gatherpoint, Pulte and Lennar sell within the same named neighborhood. Maple Ridge has different CC Homes collections and layouts. This is a comparison framework, not an offer from a builder or a loan recommendation. No current incentive is asserted here. Ask the lender to explain payment changes over time, rate-lock terms and any temporary reduction before relying on a payment advertisement.
Decide how much uncertainty your timing allows
If you need a fixed move date, ask about the actual completion stage, certificate of occupancy, utility connections and closing window of the home you can purchase. If you prefer selecting finishes, ask when selections become final and how changes affect delivery. Do not sell or end a lease based only on a model-center estimate.
Before visiting or registering
If you want Julian involved, contact him before the first builder visit or online registration so the builder’s current representation and registration requirements can be checked. Do not assume that adding an agent later will be accepted. Review the proposed agreement and compensation arrangement before committing.
Inspection and handover questions
- What independent inspection access is allowed during construction and before closing?
- Who receives inspection items and how is resolution documented?
- What does the written warranty cover, for how long, and how are claims submitted?
- Which items must be complete for closing, and how are remaining items handled?
- What documents confirm the exact lot, drainage/easements, included equipment and association obligations?
Use the existing payment tool carefully
The monthly payment calculator accepts your purchase and financing assumptions plus taxes, insurance, HOA and other costs. It does not validate the offer or automatically know your district assessment. If a tax/escrow estimate already includes district charges, do not add them twice. Use the cost checklist to reconcile inputs.
What to send for a useful comparison
Send the builder’s dated offer, plan/lot identifier, included-feature sheet and fee schedule, along with your move deadline and priorities. Remove account numbers and sensitive loan documents. The goal is a clear list of differences and open questions—not a declaration that one builder is universally best.
