“CDD” is the common search term. Here is the actual district.

Ave Maria’s district is formally the Ave Maria Stewardship Community District, created by a special legislative act under Chapter 189. Use that exact name when requesting records. Its assessment has debt and administration/maintenance components and appears on the property tax bill. District identity; district billing explanation.

The district’s financials page lists an adopted FY 2026/27 budget alongside FY 2025/26 records. The district fiscal year runs October 1–September 30, so an upcoming budget and the currently billed year are not the same thing. The 2026/27 assessment tables separate O&M/reserve and bond-related amounts. The parcel bond document is labeled valid through October 31,2026. No property-specific fee is quoted on this page. The missing facts are the parcel identifier, applicable debt/bond category, current master and neighborhood statements, and any prepaid balance or special assessment. Those omissions are why a single “Ave Maria HOA/CDD total” would mislead a buyer.

Turn the paperwork into one monthly budget

  1. Write down each charge, its source date, scope, billing period and due date.
  2. Convert recurring annual amounts to monthly by dividing by 12; convert quarterly amounts by dividing by 3. These are budgeting conversions, not a change to billing dates.
  3. Mark each amount included in your tax/escrow quote so it is counted once.
  4. Keep one-time closing charges in a separate cash-to-close column.
  5. Leave an unknown marked unknown; do not substitute zero. Request updated documents before contract deadlines.

It has an “other monthly costs” input for additional known amounts, but no dedicated district field or separate one-time-cost ledger. Keep the source worksheet alongside it; the output is planning arithmetic, not a lender quote.

If two documents disagree

Keep both dates and ask the association or district manager which schedule applies to your parcel and closing period. A seller’s old bill, builder estimate and newly adopted budget can describe different periods or scopes. Do not average conflicting figures or silently choose the lowest one.
