Pelican Landing: beach access, home choices and what it costs

A boat ride to the beach, established landscaping and several ways to own. Here is what to compare before putting a home on your shortlist.

Why buyers put it on the list

Pelican Landing is worth comparing if you want beach access and an active community without making golf membership part of the purchase. The association describes a large, established community along Estero Bay with lakes, preserves, racquet facilities, fitness, kayaking and shared social spaces. You can choose a condo, villa or detached home within that setting.

  • The appeal: several housing styles and a broad set of shared amenities, so you can prioritize the home rather than buying into golf by default.
  • The tradeoff: the shared facilities come with recurring costs and rules. Compare the complete annual budget and the amenities you would actually use.

Beach access means a shuttle boat

PLCA's 34-acre beach park is reached by boat across Estero Bay. That can be a major draw if the ride is part of the experience you want. It is a different routine from stepping out of a beachfront condo: allow time to reach the departure point, board and return.

  • Try the journey during your tour, and ask about the current schedule, weather interruptions and guest arrangements.
  • Confirm that the specific property carries the relevant association privileges. A nearby address or similar community name is not proof of beach access.

Start with the kind of home you want

The association directory separates Phase I Pelican Landing from Phase II, The Colony. Compare the actual neighborhood and building before treating two listings as substitutes. These examples show the range; they are not homes currently offered for sale.

A dated price reference, with a boundary caveat

Redfin's Pelican Landing report shows a $442,287 median sale price across all home types; its overview covers the three months ending August 2026. Its reporting area is not verified as identical to PLCA membership. Use that figure as broad context, not a budget for a detached home, a Colony tower or a home with particular amenity rights. For an offer, compare recent closed sales of the same property type and association, then review condition and total fees.

2026 fees: separate annual costs from closing costs

The association's published fee schedule lists the amounts below. These are PLCA charges, not the full cost of owning any home. Request the current estoppel and any applicable neighborhood, condominium or Colony charges before relying on a listing's HOA total.

  • Add property taxes, insurance, maintenance, utilities and any separate association dues to the recurring budget.
  • Obtain notices of current or upcoming assessments. The absence of a charge from this summary does not establish that the property has none.

Check CDD charges by parcel

Bayside Improvement and Bay Creek are the districts identified by the official CDD site. The district asks for the district name and parcel ID when checking capital-assessment balances. Use the property's tax bill and current district records to find its actual charges; do not substitute a community-wide estimate or add the same assessment twice.

Rental plans: 30 days is the starting point

The currently linked PLCA tenant packet sets a 30-day minimum lease. It permits one lease per year for homes without a neighborhood association, and up to four for homes with one, subject to tighter neighborhood documents. That makes weekly vacation stays a poor starting assumption. A seasonal or annual plan needs review of the exact property's restrictions.

  • The packet lists $100 processing, an executed lease and applicable neighborhood approval. Completed forms are due two weeks before the rental starts; that application deadline is separate from the minimum stay.
  • Obtain current written rules for the residence, including lease frequency, tenant registration, guests and access to amenities.
  • After confirming the allowed use, compare achieved rents for similar homes and seasons. Deduct dues, taxes, insurance, vacancy, management, utilities, repairs and turnover costs before estimating what you retain.

Golf is a separate choice

PLCA states that golf is optional and paid for by club members. The Nest and The Colony have their own club membership arrangements. If golf is essential, obtain current availability, joining costs and annual obligations directly before choosing a home. A golf-course view and payment of association dues do not establish playing privileges.

Picture an ordinary week here

The association's area guide puts Coconut Point 0.6 miles from the north gate and Mercato 8.8 miles from the south gate. Those are gate-based distances, not trips from your front door. If North Naples is where you work, dine or spend most of your time, test that drive from the actual home alongside the beach trip. If Coconut Point and Estero are part of your routine, compare the northern access instead.

What to have in hand before an offer

PLCA warns that its consolidated online documents are unofficial copies. Read the current recorded restrictions and the applicable neighborhood documents with the appropriate advisers. A polished interior does not answer the ownership questions.

  • A complete fee breakdown: PLCA, neighborhood or condo, any Colony layer, CDD, insurance and known assessments.
  • For a condo: the budget, reserves, recent minutes, planned repairs and applicable inspection or reserve-study records.
  • For a detached home: roof and system ages, maintenance history, storm protection and insurance quotes for that address.
  • If renting matters: written lease restrictions and a realistic income-and-cost comparison for the permitted rental model.
  • A tour that includes the beach departure point and the amenities you expect to use, as well as the home.
