Start with the Bonita you want to use every day: the beach entrances along Hickory Boulevard, the parks around Old 41, or the trails off Kent Road. Then compare the homes, ownership costs and rental permissions that fit.
Choose the part of Bonita that fits your routine
Use destinations to compare homes before deciding that one part of Bonita Springs fits better than another. These are ways to organize a shortlist, not official neighborhood boundaries or promises about a particular property's walkability.

Make the beach entrance part of the home comparison
Lee County lists Bonita Beach Park at 27954 Hickory Boulevard. In the notice checked September 27, 2026, parking and park amenities are closed for construction starting September 8; pedestrian access is directed through nearby Bonita Beach Access #1. Recheck that notice before a visit. A home's straight-line distance to the shoreline does not resolve the entrance, parking and walk you will use.
- Write the chosen public entrance next to each property on your shortlist.
- Check the current access notice before planning a showing around a beach visit.
- If a listing describes private or community beach access, request the documents showing exactly what that property includes.
Keep Little Hickory and Barefoot Beach separate
Little Hickory Island Park is Lee County's Bonita Beach Access #10 at 26082 Hickory Boulevard. It is a separate destination from Bonita Beach Park, so compare its actual route from a home instead of treating every beach access as interchangeable.

Check the right operator for Barefoot Beach
Collier County lists Barefoot Beach Preserve at 505 Barefoot Beach Boulevard. Its page describes a separate Barefoot Beach Access off Bonita Beach Road at Lely Barefoot Boulevard. Use the exact destination when checking directions, parking arrangements and current conditions. A beach's familiar area name does not establish which government has jurisdiction over the home you are considering.

Build an Old 41 and river day into your tour
The city's park directory places Riverside Park at 10451 Old 41 Road, with the historic Liles Hotel, artist cottages and a canoe/kayak launching dock. It lists Depot Park at 10375 Pennsylvania Avenue, with a natural playground and river docks. These give an Old 41 search a different focus from a beach-first search.
- Include a stop at the park you expect to use rather than judging the area only from the home's driveway.
- Look at the actual pedestrian crossings and route from the property if walking is important.
- Ask for documented rights before treating a nearby river, dock or launch as an amenity belonging to the home.
Add the library to an Old 41 tour
Bonita Springs Public Library is at 10560 Reynolds Street; the county places it near Riverside Park, the Wonder Gardens and Old 41. If library visits are part of your week, include this stop when touring. Compare the route for your regular errands with the route to your chosen beach entrance; the home that fits weekdays may differ from the one you first pictured for weekends.

Compare the work and costs attached to the exact home
Ask for an ownership worksheet for each finalist. For an association property, identify every association that covers the address and request current budgets, assessments, maintenance responsibilities and governing documents. For a condominium, add the building's relevant inspection and reserve documents to the review. For a home with more owner-managed maintenance, obtain insurance and upkeep information for that specific property.
- Separate recurring dues from special assessments, application or transfer charges and any optional club membership.
- Ask which expenses include exterior maintenance, landscaping, insurance or amenities, and which remain yours.
- Confirm any claimed beach, dock or club entitlement, including availability to guests or tenants, from the applicable documents.
Resolve rental use by address and authority
Bonita Springs Neighborhood Services publishes a city rental-permit process. Its online page contains inconsistent exemption wording and statute references, so a blanket statement that all homes qualify, all associations are exempt or a particular lease length is allowed would be unreliable. Give the department the exact address, ownership type and proposed rental use, and obtain the applicable requirements before relying on rental plans.
Keep state licensing and association permission in the rental review
DBPR directs local vacation-rental questions to city, county or municipal government and says it does not enforce those local requirements. Separately, obtain the home's current association documents and any relevant lease approval requirements. A state licensing record, a city permit process and association permission answer different questions; none should be treated as evidence that the others are satisfied.
- State the intended minimum stay, frequency of renting and whether you will also occupy the home.
- Request the documents and written answers that apply to the specific unit or parcel.
- Keep rental income assumptions out of the purchase budget until permitted use and realistic operating costs are established.
